Marina Bulkhead Repair in Gulf Shores and Bon Secour
Marina bulkhead repair has to work around boats, fuel lines and guests. Plan the design, permits and dates as one job.
What does the wall support?
- Slips, fuel, water, shore power and pump-out near the work.
- Customer and staff paths, deliveries and emergency access.
- Busy weeks and events to keep clear.
- Leases, insurance and limits from your landlord.
- Where equipment can sit, on land or on a barge.
What should you ask about design?
Wakes, current and boat size shape the design. An engineer picks the wall type, height and anchors.
Ask for phased plans so part of the marina can stay open. Boat owners need notice before slips close. The tiebacks page and materials guide help.
What is the permit path?
- Gulf Shores counts a marina as a site with ten or more slips, or one that offers services. It needs a conditional use permit, plus state and federal approvals at application. Gulf Shores zoning ordinance
- State Lands caps structures at 25 percent of the waterbody's width. It keeps them 100 feet from a federal channel. ADCNR State Lands rule
Call the city and State Lands before the contractor orders materials. See the permit guide.
Common questions
Can part of the marina stay open during repairs?
Often, if the work is done in phases. Ask the contractor and engineer for steps that keep fuel and key slips running.
What counts as a marina under Gulf Shores zoning?
A facility with at least ten slips, or one that provides services. Fewer than ten boats and no services is not a marina. The city may still use marina rules. Gulf Shores zoning ordinance
Which permits does a repair need?
It depends on scope. Upkeep of a permitted wall that still works may fit a federal nationwide permit. Corps NWP 3 A large rebuild triggers State Lands review. ADCNR State Lands rule

The Corps has an emergency permit for real danger or big losses. Call the Mobile District at (251) 690-2658. Alabama General Permits Corps Mobile District ADEM can approve emergency actions for up to 120 days. ADEM coastal rules
Can I add slips?
Not under the general pier permit. Its coastal rules bar new or larger marinas. ADEM coastal conditions Ask the Corps and ADEM about an individual review.
How do I compare bids?
Ask each bidder to price the same engineer's scope, with demolition, permits and cleanup split out. The cost guide shows how bids vary.
How long after a storm can you repair?
The federal maintenance permit covers storm damage if work starts, or is contracted, within two years. The Corps may waive that limit after hurricanes if money or contracts were delayed. Corps NWP 3
State Lands calls it a substantial rebuild when over half of a structure is replaced. ADCNR State Lands rule See the storm guide.
