What you seeWhat it often meansRead this

Waves or boat wakes cutting the shore
Loose pilings, damaged dock or lift

What is the permit order for seawall work?

Most bulkhead work follows one order. Skipping a step is how projects get stop-work orders.

  1. Find your jurisdiction. City or county decides who issues the local permit.
  2. Call the Corps and State Lands. The city holds its permit for a new bulkhead until both approve. Gulf Shores building handbook
  3. Match the federal permit. Repairs often use Nationwide Permit 3. Bank stabilization uses Nationwide Permit 13. Nationwide Permit 3 Nationwide Permit 13
  4. Copy ADEM and State Lands. The Alabama general permits require it. 2026 Alabama general permits

Why do Gulf Shores walls wear out so fast?

Gulf Shores walls sit in salt and brackish water. Salt eats steel and rusts the rebar inside concrete. Wood rots and gets bored by marine worms.

What did Ivan and Sally do to local walls?

Ivan in 2004 and Sally in 2020 set the local benchmark for insurers and engineers.

Damage often shows weeks later as a sinkhole or a lean. Photograph first, then use the storm-change checklist and the storm guide.

Who should do the work

Use a licensed marine contractor and, for larger jobs, an engineer. Alabama sets license lines by job size, and Gulf Shores sets its own.

Get the license number on the contract and look it up. Steps are in the contractor check guide.
